Q: How does 2.4 Realty, LLC work?
A: We are a full service real estate company covering all of Southeastern Wisconsin. We help people sell their homes through the Multiple Listing Service. We provide all the important services you need to successfully sell your home at a great discount price. We pass on huge savings to you in reduced commissions because we don’t spend big money advertising your home in local newspapers and magazines. It’s our belief that the internet has changed how real estate is sold. No longer does it cost thousands of dollars to let the public know that your home is for sale. We pass those savings on to you!

Q: What is a "Variable Commission Agreement"?
A: Simply put - you pay one commission if a "Co-Broke" agent brings the Buyer (3.9%) and a smaller commission if the Buyer comes directly through our office (2.4%). 
 

Q: How does a “Co-Broke commission” work?
A: As a member of the Multiple Listing Service we have agreed to cooperate with the other MLS members. Through the MLS, Realtors Association, and policies with other companies we offer a commission to the “Co-Broke agency” as an incentive to bring buyers to your home.

Q: Why doesn’t advertising in the newspaper and local magazines work any more?
A: It’s not that print advertising doesn’t still get the message out. It’s more a case that the Internet has provided the same information – only quicker and less expensively. It’s been our experience that the Buyer who sees your home for sale in the newspaper is the same buyer that will find it online at sites like Realtor.com and WiHomes.com. So why spend more money to get the same result?

Q: Who takes the phone calls and sets up the showings?
A: Our full time office staff is available 7 days a week. We handle all the calls from the other agents and all the calls from prospective buyers looking on their own.

Q: Do I need to be at the showings?
A: No. We will schedule and confirm all showings through you, but the agents themselves will show your property.

Q: What about negotiating the contract and doing the closing paperwork?
A: We handle it all. Our Sales Agents are experienced in both real estate and financing. We will go over the contract in detail with you before you make any decisions. Once the offer is accepted our full time closing department will handle it all from there. Best of all there are no additional administrative fees like many other companies try to charge.

Q: Should I try selling my home by myself first?
A: Sure – most real estate agents would try to talk you out of it. Not us – give it a couple weekends and take names. If it sells – GREAT! If it doesn’t – call us. We’ll list your property and take all your named exceptions right along with it. We are the only real estate company out there trying to help you save money in every way possible.

Q: How many houses have you sold?
A: As of 2/12/08 our company has sold $121,062,926 worth of real estate - 530 homes to be exact. We listed a total volume of $124,002,801 - a  97.6% success rate.

Q: This all seems to make a lot of financial sense. What are we missing?
A: You’re not missing anything! We developed a new business model for the real estate industry in August of 2000. It works great for us and saves our clients thousands of dollars every time. Our slogan is “Full Service at a Fair Price” and that’s the way we intend to keep it.
